Trust Deed Investing “TDI” - Investing in Trust Deeds. NorthStar places emphasis on equity as opposed common "financials". Loan processing is expedited with heavy consideration for the property rather than personal credit or financial capacity. NorthStar originates and services new loans through our lending channel, VestCap. TDI investing is a very rewarding conservative investment that can easily earn you double digit returns. We offer both Whole and Fractional Trust Deeds.Syndicated Investment Opportunities.
This where we acquire pools of distressed assets at significant discounts and modify the current mortgage note to service or sell. On occasion, it is necessary to foreclose on the property. This investment vehicle offers higher returns, and along with that comes higher risk. Syndications range in size from eight to ten million dollars.
This is where we are actively Buying and Selling REO properties. Properties are purchased, rehabilitated and resold, typically within 91-180 days. In some instances we will offer financing through one of our Trust Deed Investors to the end buyer. Homes are typically purchased in Bulk in order to receive the highest discount. REO acquisitions range from five to ten million dollars.
NorthStar invests in multi-family real estate projects which provide an opportunity for added value and greater rates of return. We look to acquire distressed income producing CRE by acquiring the defaulted note at a significant discount with the intent to foreclose and stabilize the asset. This is a longer term investment of 5-6 years, while waiting for the market to turn and liquidate.
